Building a house in Bangalore involves more than just design and construction. Before starting work, homeowners must obtain the necessary approvals from the relevant authority, such as BBMP, BDA, BMRDA, or the local Gram Panchayat, depending on the location of the property.



1. Verify Property Documents


Before applying for approvals, ensure you have:

  • Sale Deed

  • Khata Certificate and Khata Extract

  • Encumbrance Certificate (EC)

  • Latest Property Tax Receipts

  • Survey Sketch and Site Dimensions

Within BBMP limits, e-Khata is mandatory for online building plan approvals.


2. Building Plan Approval


Building plan sanction is the most important approval. The authority depends on your property's jurisdiction:

  • BBMP – Properties within Bengaluru city limits

  • BDA – BDA layouts

  • BMRDA/BIAPPA – Outskirts and planning authority areas

  • Gram Panchayat – Rural areas

Construction without approved plans may attract penalties or legal action.


3. Architectural Drawings and Structural Design

  • Sections

  • Structural drawings

4. Commencement Permission


After plan approval, construction can begin according to the sanctioned drawings.

  • BESCOM electricity connection

6. Completion Certificate and Occupancy Certificate


After construction is completed, the authority verifies whether the building conforms to the approved plans and issues:

  • Occupancy Certificate (OC)

Certain categories of smaller residential buildings have been granted relaxations under recent Karnataka notifications.
